Why it matters now

2026 is a big handover year, and getting it wrong costs empty months

Thousands of off-plan units are being handed over at once, so more new units are competing for the same tenants. An owner abroad who loses weeks to snagging, utility set-up and furnishing starts collecting rent later.

13,200+homes completed in Dubai in Q2 2026 alone
~32,000more units expected to complete in the second half of 2026
Up to 14%fall in average apartment rents in some communities in Q2 2026 (Downtown Dubai)

Questions

Owners abroad usually ask

Do I need to fly to Dubai for my handover?

Not necessarily. Many owners appoint someone in Dubai through a power of attorney (POA) to inspect, sign and collect keys for them. A POA signed outside the UAE usually needs to be notarised and legalised before it can be used in Dubai. Your developer can confirm what they accept.

What does this cost?

Requesting help is free. We pass your request to Dubai specialists suited to it, and each one gives you a written quote before any work starts. You choose whether to go ahead and pay the specialist directly.

What is snagging, and is it worth it?

Snagging is a detailed inspection that lists defects such as cracks, leaks, poor finishing or faulty fittings so the developer can fix them. Reporting defects early, ideally before you sign the handover documents or move a tenant in, makes them easier to get fixed.

My handover is delayed. Can you help?

We can introduce you to a Dubai property lawyer who can review your sale contract and explain your options. We don't give legal advice ourselves.

Should I rent long-term or run a holiday home?

It depends on the community, the unit and how hands-off you want to be. Holiday homes need furnishing and a permit and earn unevenly through the year. Long-term rent is steadier. Ask for both options when specialists contact you.

Who will see my details?

Only Dubai Owner Desk and up to three partner companies that handle what you asked for. We don't sell your details to anyone else. See our Privacy Policy.

Are you a developer, broker or government body?

No. Dubai Owner Desk is an independent referral service. We are not a developer, bank, the Dubai Land Department or RERA, and we are not affiliated with any of them. The specialists we introduce are independent companies responsible for their own services.
